How I Help You Buy a Home

Buying a home can be exciting. It can also feel like a lot — listings, showings, financing, inspections, contracts, deadlines and suddenly having very strong opinions about kitchen cabinets you never knew you had.

That's where I come in.

My job isn't to tell you which house you should buy. It's to help you understand what you're looking at, ask the right questions and give you the information you need to make a decision you feel good about.

Here's what working with me looks like:

  • We start with you. Before we start looking at houses, I want to understand your budget, your priorities and how you actually want to live. Bedrooms and bathrooms matter, but so do dogs, hobbies, gardens, commute times, morning coffee on the deck and whether you really want to spend every weekend maintaining a huge yard.
  • I'll help make sense of the market. You'll have access to current listings that fit what you're looking for, and I'll help you sort through what's worth seeing rather than simply sending you every house with the right number of bedrooms.
  • We'll look beyond the pretty pictures. Great staging can make us fall in love pretty quickly. I'll help you look at the things that aren't quite as exciting — age, condition, location, strata information, property history and other details that may matter long after you've forgotten how gorgeous the kitchen looked.
  • I'll help you understand what you're buying. Zoning, property taxes, strata fees, neighbourhood considerations and other property information can all affect whether a home is the right fit.
  • I'll guide you through the offer. When you find the right home, we'll talk about price, conditions, dates and strategy. I'll prepare and explain the paperwork so you understand what you're signing and why.
  • I'll negotiate on your behalf. This is one of those times when having someone who isn't emotionally attached to the house is particularly helpful. You can fall in love with the kitchen. I'll keep my eye on the numbers.
  • I'll help keep all the moving pieces moving. Depending on the purchase, that may mean coordinating with your mortgage professional, home inspector, lawyer or notary and other professionals involved in your due diligence and closing.

And perhaps most importantly, you can ask me questions. Lots of them.

You don't need to understand every part of buying a home before you begin. That's part of what I'm here for.

My goal is for you to understand what's happening, feel comfortable asking questions and have the information you need to make your own confident decision.

Because finding a home isn't just about finding something you can buy.

It's about finding a home that fits the life you want to live.

Selling Your Home — What I Bring to the Table

Selling a home can look pretty simple from the outside.

Put up a sign. Take some pictures. Put it on MLS®. Wait for an offer.

If only it were that simple.

A successful sale involves pricing, preparation, marketing, showings, feedback, negotiations, contracts, conditions, deadlines and a whole lot of little details happening behind the scenes.

My job is to help you navigate all of that — and make sure you understand what's happening along the way.

It starts with the right price

One of the most important decisions we'll make is where to position your home in the market.

And no, I don't just plug your address into a computer and let an algorithm decide what your home is worth.

I'll look at recent comparable sales, current competition, market conditions and the features that make your property different. Then we'll talk about what the numbers are telling us and develop a pricing strategy together.

Because there's a difference between what we'd love to get for a home and what today's buyers are willing to pay for it.

My job is to help you understand that difference.

Your home needs to make a great first impression

Buyers will often see your home online before they ever walk through the front door.

That's why presentation matters.

I'll help you look at your home through a buyer's eyes and determine what may be worth doing before we list — and just as importantly, what probably isn't worth spending money on.

Sometimes a few small changes can make a big difference. Sometimes the best advice is, "Don't spend another dime."

Marketing is more than putting it on MLS®

MLS® exposure is important, but it's only part of the picture.

The goal is to present your home in a way that helps buyers understand why they should want to see it.

That means good photography, thoughtful property descriptions, online exposure and marketing that highlights the things that make your home stand out.

Then the showings begin

This is usually the part where your home has never been cleaner and suddenly everyone in the family becomes terrified of leaving a coffee cup on the counter.

I'll coordinate showings, communicate with other REALTORS® and keep you informed about activity and feedback.

And if we're not getting the response we expected, we talk about it.

I'd rather have an honest conversation about what the market is telling us than leave you wondering why nothing is happening.

When an offer arrives, the price is only one part of it

Seeing the number at the top of an offer is exciting, but there's much more to consider.

Price, deposit, financing, inspection, dates, conditions and other terms can all affect how strong an offer really is.

I'll walk you through it, explain your options and help you look at the whole offer before deciding whether to accept it, reject it or negotiate.

And yes, I'll handle the negotiating.

This is one of those times when having someone at the table who isn't emotionally attached to the home can be very helpful.

And I'll stay with you through the details

An accepted offer isn't necessarily the end of the process.

There may still be conditions to satisfy, documents to provide, deadlines to meet and communication needed between REALTORS®, lawyers or notaries and other professionals involved in the transaction.

I'll help keep track of those moving pieces right through to completion.

At the end of the day, it's still your decision

This is important to me.

It's your home, your money and your decision.

My role isn't to pressure you into listing, accepting an offer or making a decision because it's convenient for me.

My role is to give you good information, explain your options, tell you what I'm seeing in the market and offer my professional advice.

Then you decide what feels right for you.

Because selling a home is a big financial decision — but often there's a pretty big life decision sitting behind it, too.

And I think both deserve to be handled with care.

Hi, I’m Darlene.

I work with buyers and sellers who are navigating different stages of life and looking for a home that truly fits the way they want to live.

Because a home isn't just about bedrooms, bathrooms and square footage. It's about how you actually live in it.

For some people, that means more room for pets, hobbies, family or time spent outdoors. For others, it's about simplifying — finding a home that's easier to maintain, more comfortable, and better suited to this stage of life.

My approach to real estate is pretty straightforward. I take the time to understand what's important to you, and guide you through the process in a way that feels clear, practical and a whole lot less overwhelming.

When I'm helping you sell, my focus is on presenting and positioning your home thoughtfully so buyers understand what makes it special. When I'm helping you buy, I want to know more than what's on your wish list. I want to understand how you want to live, because sometimes the right home isn't the one that checks every box on paper.

And when I'm not talking about real estate?

You'll probably find me lifting heavy things at my home gym, walking with friends through the forests of Vancouver Island, sitting on a beach completely absorbed in a historical romance novel, or convincing my husband that we absolutely need to check out another little coffee shop.

I love living here, and I believe where we live has a pretty big influence on how we feel about our everyday lives.

So if you're thinking about buying or selling in the Comox Valley, I'd be happy to sit down, have a conversation and figure out what makes sense for you.

Coffee is always a good place to start. ☕️
